Short-Term Hard Money Loans for Investors
Hard money is short-term, asset-based lending that primarily serves real estate investors. Approval is based on the property and your plan for it, so you can move quickly when the right deal comes along. Noble’s residential and commercial hard money loan programs are available for investment properties only, not homes you plan to live in.
Fix and Flip Loans
If you’re looking to buy a distressed house that needs work, our fix and flip loans cover the purchase and can include funds for repairs, so you can keep cash available for the next project. Investors also use this program to pull cash out of an investment property they already own.
- Terms from 6 months to 5 years
- Loan amounts from $50K to $1M
- Up to 100% financing for qualified borrowers and properties
- Closings in as little as a few days, subject to approval
- Available in Houston, Dallas-Fort Worth, San Antonio, and Austin
Rehab to Perm (BRRRR) Loans
Built for the buy, rehab, rent, refinance, repeat strategy, our rental property loan program allows you to purchase and renovate a distressed home with a hard money loan, then refinance into long-term rental financing, all with one lender.
- Loan amounts from $50K to $1M
- Up to 100% financing on the purchase and rehab for qualified borrowers and properties
- Available in Houston, Dallas-Fort Worth, San Antonio, and Austin
Commercial Hard Money Loans
For investors purchasing or refinancing income-producing commercial properties that don’t qualify for conventional financing. Our commercial hard money loans give you time to stabilize a property, improve occupancy, or complete renovations before moving into long-term financing.
- Terms up to 30 years
- Loan amounts from $100K to $5MM
- Available in Houston, Dallas-Fort Worth, San Antonio, and Austin
New Construction Loans
Building a spec home or ground-up investment property? Our new construction loans fund the build in stages, with draws released as work is completed. Because we lend our own money, we can work with builders on timelines and draw schedules that fit the project.
- Terms up to 12 months
- Loan amounts from $100K to $1M
- Available in Houston, Dallas-Fort Worth, San Antonio, and Austin
Long-Term Investor & Homeowner Financing
When you’re ready to hold a property for the long run, our long-term programs offer stable terms for rentals, commercial assets, and primary residences. Many investors start with a hard money loan and refinance into one of these loan types once they repair and lease a property.
DSCR Loans
DSCR/No income documentation loans let you qualify based on the property’s rental income instead of your personal income. No tax returns are required, which makes this a great fit for self-employed investors and anyone scaling a rental portfolio.
- Terms up to 40 years
- Loan amounts up to $1M
- Qualification based on the property’s rental income
Residential Conventional Loans
For homeowners buying or refinancing a primary residence, our conventional loan program offers competitive rates and low fees. We also offer non-owner-occupied conventional loans for investors buying rental homes.
- Terms from 15 to 30 years
- Loan amounts from $50K to $2MM
- Available in all Texas markets
Commercial Conventional Loans
For investors purchasing or refinancing stabilized commercial income properties as long-term holds. Our commercial conventional loan program pairs longer amortization with predictable payments, so that you can plan cash flow years out.
- Terms up to 30 years
- Loan amounts from $100K to $5MM
- Available for apartments, office, retail, storage, owner-occupied & light industrial property types
Home Equity Loans
Put the equity you’ve built to work. A home equity loan gives you capital for renovations, a down payment on your next property, or other major expenses, while you keep your existing first mortgage.
- Terms up to 30 years
- Loan amounts up to $1M
- For qualifying primary residences only
Cash-Out Loans
A cash-out loan replaces your current mortgage with a new, larger loan and pays you the difference. Investors often use cash-out loans to free up capital from “dead equity” of their residential or commercial property to fund their next acquisition.
- Terms up to 40 years
- Loan amounts up to $1M
- Available in Houston, Dallas-Fort Worth, San Antonio, and Austin

Loan Types FAQs
What’s the difference between a hard money loan and a traditional loan?
A hard money loan is short-term financing based mainly on the property’s value and your project plan, which allows faster approvals and closings. A conventional loan is long-term financing based on your credit, income, and property, with lower rates and longer terms. Investors often use hard money to buy and renovate, then refinance into a conventional or DSCR loan.
Which loan is best for a fix and flip?
Most flippers use a short-term fix-and-flip loan. It can cover the purchase price and repair costs, and the term matches how long you expect to hold the property before selling. If you plan to keep the home as a rental instead, a Rehab to Perm (BRRRR) loan lets you refinance into long-term financing with the same lender.
What is a DSCR loan, and who qualifies?
A DSCR (debt service coverage ratio) loan is a long-term rental property loan that qualifies you based on the property’s rental income, not your personal income. No tax returns are required. It is a common choice for self-employed investors and those growing a rental portfolio. Learn more about DSCR loans in Texas.
What is a BRRRR Loan?
BRRRR stands for buy, rehab, rent, refinance, repeat. Our Rehab to Perm loan supports this strategy in two steps: a hard money loan for the purchase and renovation, followed by a long-term refinance once the property is rented.
Can I use a hard money loan for a home I’ll live in?
No. Our hard money programs are for investment properties only. If you’re buying or refinancing a primary residence, our residential conventional loans are designed for homeowners.
